Market Pulse: Signs of a Turning Tide


In August 2025, Metro Vancouver recorded 1,959 residential sales, up 2.9% year-over-year. 
Detached homes led the comeback: 575 units sold, a 13% increase over August 2024. 
The detached benchmark price is $1,950,300, down 4.8% compared to last year and 1.2% from July. 
Inventory remains elevated: 16,242 active listings across Metro Vancouver, up 17.6% year-over-year. 
The sales-to-active-listings ratio for detached homes is about 9.3%, while for all property types it’s 12.4%. 
Across Greater Vancouver, detached sales in first half of 2025 (3,273) are down relative to long-term norms—underscoring both challenge and opportunity. Interpretation for Sellers:
We’re entering a market phase where price discipline, exceptional presentation, and strategic marketing will make the difference between “just listed” and “under contract fast.” Buyers are cautiously returning, especially for well‑priced detached homes with good value. But inventory is strong, so homes need to stand out.

  • Strategic Pricing, Not Guesswork - In a market with absorption under 10%, buyers are selective. Price strong, but with a psychological edge (e.g. just under a round threshold) to attract attention early.
  • Elevate Buyer Experience - First impressions win hearts (and offers). Fresh neutral paint, decluttered and styled interiors, polished curb appeal — these all matter more now than ever.
  • Lead with Transparency - Disclose upgrades, permit history, inspection summaries. Reducing buyer uncertainty gives you leverage during negotiations.
  • Roll Out a Compelling Launch - Use twilight photography, aerial/drone shots, video walk‑throughs, social media teasers. Create anticipation before showing begins.
  • Offer Terms That Appeal - Short offer deadlines, flexible possession terms, or including select appliances/credits can tip decisions your way.
