Vancouver Buyers Are Entering Fall With More Room to Make the Right Move

As September 2026 comes to an end, Vancouver home buyers continue to benefit from a market offering more selection, softer pricing, and greater opportunity to negotiate. Instead of feeling pressured to make an immediate decision, buyers can compare properties more carefully and include conditions that protect their interests.

More Choice Across Metro Vancouver

The latest complete Greater Vancouver REALTORS® data shows 15,798 homes listed for sale across Metro Vancouver in August. That inventory level was 26.2% above the 10-year seasonal average, giving buyers considerably more choice than is typical for this time of year.

Meanwhile, 1,869 residential properties sold in August, down 4.6% from August 2025 and 20.7% below the 10-year seasonal average.

For buyers, slower sales combined with elevated inventory can mean more time to evaluate a property, compare alternatives and negotiate terms.

Prices Have Continued to Adjust

The Metro Vancouver composite benchmark price was $1,081,900 in August 2026, down 5.6% year over year and 0.6% from July.

By property type:

  • Detached: $1,799,400, down 7.2% year over year

  • Apartment: $686,200, down 6.6% year over year

  • Townhouse: $1,028,800, down 4.4% year over year

These price adjustments may create opportunities for buyers who previously found Vancouver and Metro Vancouver pricing difficult to enter.

Negotiating Power Still Matters

The overall sales-to-active listings ratio was 12.3% in August. Detached homes were at 9.6%, attached homes at 15.1%, and apartments at 13.7%. GVR notes that sustained ratios below 12% have historically been associated with downward pressure on prices.

That does not mean every seller will negotiate significantly. Well-priced homes in desirable locations can still attract strong interest. But buyers may have greater flexibility to negotiate price, dates and conditions depending on the individual property.

What Buyers Should Do Now

The current market rewards preparation rather than urgency. Have your financing organized, understand recent comparable sales, review strata documents carefully when buying a condo or townhouse, and complete appropriate due diligence before removing subjects.

More inventory and softer prices can create opportunity, but the best purchase is still one that fits your budget, lifestyle and long-term plans.
