Vancouver Sellers: Closing Out September 2026
As September 2026 comes to a close, Vancouver home sellers are navigating a market where buyers have plenty of options and pricing decisions are becoming increasingly important.
The latest complete data from Greater Vancouver REALTORS® shows 1,869 residential sales in August, down 4.6% year over year and 20.7% below the 10-year seasonal average. At the same time, there were 15,798 homes listed for sale, giving buyers substantial choice.
What Vancouver Sellers Need to Know
The benchmark price across all residential property types in Metro Vancouver was $1,081,900, representing a 5.6% decline from August 2025 and a 0.6% decrease from July 2026.
The sales-to-active listings ratio was 12.3% overall, with important differences by property type:
-
Detached homes: 9.6%
-
Townhomes: 15.1%
-
Apartments: 13.7%
Historically, GVR notes that sustained ratios below 12% have been associated with downward pressure on prices, while sustained ratios above 20% have been associated with upward pressure. Detached homes are therefore operating in a particularly competitive environment for sellers.
Price Expectations Matter
Detached homes recorded a benchmark price of $1,799,400, down 7.2% year over year. The apartment benchmark was $686,200, down 6.6%, while townhomes reached $1,028,800, down 4.4% compared with August 2025.
For sellers, these numbers reinforce an important point: pricing based on yesterday's market can make it harder to compete in today's market.
Buyers can compare more properties before making a decision, which means homes that are priced accurately and presented professionally may be better positioned to attract attention.
Strategy Over Speed
This fall, sellers should focus on the factors they can control: competitive pricing, strong photography, thoughtful presentation, flexible showing availability, and a marketing strategy designed around current buyer behaviour.
With market conditions varying considerably between detached homes, condos, townhomes, and individual Vancouver neighbourhoods, broad Metro Vancouver statistics are only a starting point. A property-specific analysis using recent comparable sales and current competition can provide a clearer picture of where your home fits.
Planning to Sell in Vancouver?
Before choosing a listing price, understand what comparable homes are actually selling for, how much competition is currently available, and how your property compares.
A well-positioned listing can make a meaningful difference in a market where buyers have more time and choice
