As Vancouver moves into August 2026, the latest real estate numbers show a market where sellers need to be increasingly strategic.
Greater Vancouver REALTORS® reported 2,061 residential sales in July 2026, a 9.8% decrease from July 2025. Sales were also 18.6% below the 10-year seasonal average, showing that buyers remain active but are moving more cautiously than is typical for this time of year.
For Vancouver homeowners thinking about selling, the message heading into August is clear: properties are selling, but buyers have options. Pricing, presentation and a strong marketing strategy can make a significant difference in how quickly a property attracts attention.

These numbers suggest a market with substantial inventory and relatively restrained buyer demand. However, there is also an important shift developing: fewer homeowners are bringing new properties to market, and overall inventory has begun to decline.
What Vancouver Sellers Should Know This August
One of the most important numbers for sellers is the 13% sales-to-active listings ratio.
Historically, GVR notes that sustained ratios below 12% can place downward pressure on prices, while ratios above 20% over several months can create upward pressure.
At 13%, the overall Metro Vancouver market is relatively close to that lower threshold.
That means sellers should not assume that simply putting a home on the market will create immediate competition among buyers.
Instead, buyers can compare multiple properties and take their time deciding which home represents the best value.
For sellers, getting the price and positioning right from the beginning is especially important.
Detached Homes: Buyers Have Significant Choice
Detached home sales reached 639 in July 2026, down 3.2% from July 2025.
The benchmark price for a detached home was $1,822,900, representing a 7.0% decrease year-over-year and a 1.1% decline from June.
The detached sales-to-active listings ratio was just 10.5%, the lowest among the three major property categories.
For detached-home sellers, this means competition is significant. Buyers looking at a detached property may have several alternatives available within the same neighbourhood or price range.
Homes that are priced accurately and presented professionally have a better opportunity to stand out.
Vancouver Condo Sellers Need to Stand Out
Apartment sales experienced the largest year-over-year decline among the major property types.
There were 952 apartment sales in July, down 17.8% compared with July 2025.
The benchmark apartment price was $688,000, representing a 7.5% year-over-year decline and a 1.0% decrease from June.
The apartment sales-to-active listings ratio was 14%.
For condo sellers, understanding your direct competition is critical.
Buyers may be comparing several similar units within the same building or neighbourhood. Condition, renovations, views, floor plan, parking, outdoor space and monthly strata fees can all influence which property receives the strongest interest.
Professional presentation and marketing become particularly important when buyers have multiple comparable options.
Townhomes Continue to Show Relative Strength
Attached homes remained the strongest of the three major property categories based on the sales-to-active listings ratio.
There were 454 attached home sales in July, only 1.1% lower than July 2025.
The benchmark townhouse price was $1,030,400, down 6.0% year-over-year and 1.5% from June.
The sales-to-active listings ratio for attached homes was 15.8%, higher than both detached homes and apartments.
Townhomes can continue to appeal to buyers looking for additional living space without moving into the higher price range associated with many detached properties.
For townhome sellers, this relative strength is encouraging, but accurate pricing remains essential.
A Key Trend for Sellers: New Listings Are Slowing
One of the most interesting developments heading into August is the decline in new listings.
Metro Vancouver saw 4,991 new listings in July, down 11.5% compared with July 2025.
Total active inventory stood at 16,476 homes, which was 4% lower than July 2025. However, inventory remains 26.8% above the 10-year seasonal average.
This creates an interesting situation.
Buyers still have considerably more inventory than the historical norm, but fewer sellers are adding homes to the market.
If the pace of new listings continues to slow, inventory could gradually tighten.
That is an important trend Vancouver homeowners should watch throughout August and into the fall market.
Why Pricing Matters More in the Current Vancouver Market
In a market where buyers have plenty of choice, overpricing can quickly work against a seller.
Today's buyers can easily compare recent sales, active listings and price reductions. If a property enters the market significantly above comparable homes, buyers may simply move on to another option.
