Vancouver Sellers: Market Update September 2026
As Vancouver moves deeper into September 2026, sellers are entering a market where positioning matters more than simply being listed. Buyers have plenty of homes to compare, sales remain below typical levels, and prices have continued to soften.
The latest Greater Vancouver REALTORS® data shows 1,869 residential sales in August, down 4.6% year over year and 20.7% below the 10-year seasonal average. At the same time, there were 15,798 active listings, giving buyers considerable choice.
What Vancouver Sellers Need to Know
The Metro Vancouver composite benchmark price is now $1,081,900, down 5.6% from August 2025 and 0.6% from July.
The sales-to-active listings ratio was 12.3% overall, but conditions vary significantly by property type:
Detached homes: 9.6%
Townhomes: 15.1%
Apartments: 13.7%
Historically, sustained ratios below approximately 12% have been associated with downward pressure on prices. That makes the detached segment particularly important for sellers to watch.
Pricing Is Becoming the First Marketing Decision
With inventory still 26.2% above the 10-year seasonal average, buyers have enough selection to compare price, condition, location and value before making an offer.
For sellers, this means starting too high can be costly. A property that sits on the market while competing homes sell may eventually require a price adjustment anyway.
The strongest strategy this fall is to launch with a price supported by recent comparable sales and current competition, not simply what similar properties sold for during a stronger market.
Presentation Can Create Separation
When buyers have choices, the details become more important.
Professional photography, staging, decluttering, minor repairs and a strong digital marketing campaign can help a property stand apart from competing listings. Sellers should think about the entire buyer experience, from the first online impression through the showing.
September Still Creates Opportunity
A softer market does not mean homes are not selling. It means buyers are becoming more selective.
For sellers who price accurately, present their property professionally and respond quickly to market feedback, September can still provide an opportunity to capture serious fall buyers before the market moves toward the traditionally quieter end-of-year period.
