The latest complete market statistics available entering August show 2,061 residential properties sold across Metro Vancouver, while the composite benchmark home price sits at $1,088,800.
For buyers, however, one of the most important numbers may be the 16,476 homes currently represented in active inventory entering the month.

Condo buyers are also entering August with favourable trends to consider.
Apartment sales were down 17.8% year-over-year, while the benchmark apartment price was 7.5% lower than a year earlier.

However, the benchmark townhouse price is still 6.0% below last year's level and declined 1.5% month-over-month.
Buyers looking for the additional space of a townhouse without moving into detached-home pricing should continue watching this segment closely throughout August.
Is Vancouver Becoming a Buyer's Market?
The overall sales-to-active listings ratio is 13.0% entering August.
As a general historical guideline, sustained ratios below 12% can place downward pressure on home prices, while sustained ratios above 20% can contribute to upward pressure.
At 13%, Metro Vancouver is sitting much closer to the lower end of that range.
Detached homes are already below it at 10.5%.
This does not automatically mean every Vancouver neighbourhood or property type is in a buyer's market. Real estate conditions can vary significantly by neighbourhood, price range, and property type.
