Buying or selling a home in Vancouver involves more than the purchase price or final sale price. Closing costs can add thousands of dollars to a real estate transaction, so understanding them ahead of time can help you budget properly and avoid surprises on completion day.

Closing Costs for Vancouver Home Buyers

1. BC Property Transfer Tax

Property Transfer Tax (PTT) is one of the biggest closing expenses for many Vancouver buyers. It is generally calculated on the property's fair market value at:

  • 1% on the first $200,000
  • 2% from $200,000 to $2 million
  • 3% on the portion above $2 million
  • An additional 2% applies to the residential portion above $3 million.

For example, the general PTT on a $1,000,000 Vancouver home would be approximately $18,000, before considering any applicable exemption.

Eligible first-time buyers may receive an exemption. Under the current BC program, qualifying homes valued at $835,000 or less may receive an exemption on the first $500,000, while a partial exemption may be available within the phase-out range.

2. Legal or Notary Fees

A lawyer or notary typically handles the transfer of title, mortgage registration, adjustments, and other closing documentation. Fees vary depending on the transaction, so buyers should request a quote in advance.

3. Home Inspection

While not technically paid on completion day, a professional home inspection should be included in your overall buying budget when applicable. It can help identify potential issues before you proceed with the purchase.

4. Property Tax and Strata Adjustments

Your lawyer or notary may adjust certain expenses between you and the seller at closing. These can include prepaid property taxes and, for condos and townhomes, applicable strata-related adjustments.

5. Home Insurance

Most mortgage lenders require appropriate property insurance before releasing mortgage funds. Buyers should arrange coverage so it is effective when required for completion.

6. GST on New Construction

Buying a newly built or substantially renovated property can involve GST. Buyers considering Vancouver presales or newly constructed homes should confirm the tax implications and whether any rebates or exemptions apply to their situation.

BC also provides a Property Transfer Tax exemption for qualifying newly built principal residences. The current full-exemption threshold is $1.1 million, with a partial exemption available for qualifying properties between $1.1 million and $1.15 million.

What About the BC Home Buyer Rescission Period?

Most residential buyers in BC have a three-business-day rescission period following acceptance of an offer, subject to certain exemptions.

If a buyer exercises this right, the rescission fee is 0.25% of the purchase price. That equals $2,500 on a $1 million purchase.

This isn't a normal closing cost if the transaction proceeds, but Vancouver buyers should understand it before making an offer.

Closing Costs for Vancouver Home Sellers

Sellers have their own expenses to consider when calculating the net proceeds from a Vancouver property sale.

1. Real Estate Commission

Real estate commission is typically one of the primary selling expenses. The amount depends on the commission structure agreed upon with your real estate brokerage and should be clearly reviewed before listing.

2. Legal or Notary Fees

Sellers generally require a lawyer or notary to handle the legal side of the transaction, including transferring title and dealing with existing financial charges where applicable.

3. Mortgage Discharge or Penalties

If you're selling before your mortgage term ends, your lender may charge a mortgage prepayment penalty or discharge-related fees.

Before listing, ask your lender for an estimate of the cost to pay out your mortgage.

4. Property Tax and Other Adjustments

Property taxes and certain other expenses may be adjusted on completion so the buyer and seller each pay their appropriate share.

5. Preparing the Property for Sale

Not every selling expense appears on the legal closing statement. Sellers may also need to budget for:

  • Professional cleaning
  • Repairs and maintenance
  • Moving expenses
  • Staging or property preparation
  • Storage
  • Other costs required to prepare the home for market

How Much Should Vancouver Buyers Budget for Closing Costs?

There is no single percentage that works for every purchase. A first-time buyer purchasing an $800,000 condo can face very different costs from someone purchasing a $2 million detached home.

The best approach is to calculate your likely expenses before making an offer, including PTT, legal costs, inspections, insurance, adjustments, moving expenses, and any taxes that apply to the property.

How Much Will Vancouver Sellers Actually Keep?

Your sale price isn't the same as your net proceeds.

A useful starting calculation is:

Sale Price − Mortgage Balance − Commission − Legal Costs − Penalties/Adjustments − Other Selling Expenses = Estimated Net Proceeds
