The Vancouver real estate market in August 2026 is giving home buyers something valuable: more choice and more time to make informed decisions. With sales slowing and inventory remaining well above historical averages, buyers are entering late summer with stronger negotiating opportunities.

The latest complete Greater Vancouver REALTORS® (GVR) statistics show 2,061 residential sales in July 2026, down 9.8% from July 2025 and 18.6% below the 10-year seasonal average. Meanwhile, Metro Vancouver had 16,476 active listings, which was 26.8% above the 10-year seasonal average.
