Vancouver Real Estate Buyer Market Update – September 2026

As September begins, Vancouver home buyers are entering the fall real estate market with more options, softer prices, and greater room to negotiate than they had a year ago.

The latest complete monthly statistics from Greater Vancouver REALTORS® (GVR) show that Metro Vancouver recorded 2,061 residential sales in July 2026, down 9.8% year over year and 18.6% below the 10-year seasonal average.

At the same time, inventory remains elevated, giving prepared buyers an opportunity to compare properties carefully instead of feeling pressured to make quick decisions.

Vancouver Real Estate Market at a Glance

Here are some of the key numbers shaping the market:

  • 2,061 homes sold
  • 16,476 active listings
  • 4,991 new listings
  • 13.0% sales-to-active listings ratio
  • $1,088,800 composite benchmark price
  • Benchmark price down 6.2% year over year
  • Benchmark price down 0.9% month over month

Inventory was also 26.8% above the 10-year seasonal average, creating considerably more selection for buyers.

Home Prices Have Continued to Adjust

Price changes vary by property type:

Detached Homes: $1,822,900 benchmark, down 7.0% year over year

Townhomes: $1,030,400 benchmark, down 6.0% year over year

Apartments: $688,000 benchmark, down 7.5% year over year

For buyers who felt priced out of the Vancouver market in previous years, these adjustments are worth watching.

Why Buyers Have More Leverage

The overall sales-to-active listings ratio was 13%, while detached homes were lower at 10.5%.

GVR generally notes that sustained ratios below 12% can create downward pressure on prices, while ratios above 20% tend to favour upward price pressure.

That doesn't mean every property will sell below asking price. Well-priced homes in desirable Vancouver neighbourhoods can still attract competition.

However, today's broader market can give buyers more opportunity to negotiate price, completion dates, financing conditions, inspections, and other offer terms.

Should You Buy a Home in Vancouver This Fall?

Trying to perfectly predict the bottom of the market is difficult. Instead, buyers may want to focus on whether the current market aligns with their finances and long-term plans.

September could be especially interesting for buyers because prices are below last year's levels, inventory remains historically elevated, and overall sales activity remains relatively subdued.

The key is preparation. Having financing organized, understanding comparable sales, reviewing strata documents carefully, and knowing your maximum budget can put you in a stronger position when the right property appears.

Vancouver Buyer Outlook for Fall 2026

Greater Vancouver REALTORS® recently noted that sales have been relatively close to its earlier 2026 forecast while prices have declined moderately. GVR also says that if current trends continue, a gradual reduction in inventory could provide some support to prices later in the year.

For buyers, that makes the beginning of the fall market an important period to watch.

More choice + softer pricing + less competition = an opportunity for prepared Vancouver home buyers.
