Vancouver Real Estate Market Update for Sellers | September 2026
Vancouver’s fall real estate market is beginning with more choice for buyers and more competition for sellers. Homes are still selling, but pricing and presentation are becoming increasingly important.
According to the latest Greater Vancouver REALTORS® data:
- 2,061 residential sales in July 2026
- 16,476 active listings
- 13.0% sales-to-active listings ratio
- $1,088,800 composite benchmark price
- Benchmark price down 6.2% year over year
- Active inventory remained 26.8% above the 10-year seasonal average
With a 13% sales-to-active listings ratio, the market remains close to conditions that typically favour buyers. Sellers should expect buyers to compare properties carefully and negotiate when they see an opportunity.
The good news? Active listings were 4% lower than July 2025, while new listings declined 11.5% year over year. If inventory continues to tighten this fall, sellers could face less competition.
Different Property Types, Different Markets
Detached Homes: Benchmark price was approximately $1.82 million, down 7.0% year over year, with a 10.5% sales-to-active listings ratio.
Condos: Benchmark price was approximately $688,000, down 7.5% year over year, with a 14.0% ratio.
Townhomes: Attached homes recorded a stronger 15.8% sales-to-active listings ratio, showing relatively better balance between buyers and sellers.
How Sellers Can Compete This Fall
Price your home based on recent comparable sales, not last year's market. Professional photography, staging, strong online marketing and a well-prepared listing can also help your property stand out.
Most importantly, understand your specific neighbourhood and property type. Conditions in Vancouver East can be very different from Vancouver West, Burnaby or North Vancouver.

September 2026 is shaping up to be a market where strategy matters more than simply listing a home.
Sellers who price accurately, present their property well and launch with a strong marketing plan will be better positioned to attract serious buyers this fall.
