The Vancouver real estate market is entering September 2026 with a different rhythm than many sellers experienced earlier this year. Summer ended with slower sales, plenty of available inventory, and buyers taking more time before making decisions.

For homeowners considering selling this fall, the opportunity is still there, but simply putting a home on the market and waiting for an offer is unlikely to be enough. Pricing, presentation, positioning, and the first few weeks on the market matter more than ever.

Vancouver Real Estate Market by the Numbers

The latest Greater Vancouver REALTORS® data for August 2026 shows:

  • 1,869 residential properties sold, down 4.6% from August 2025
  • 15,798 homes were listed for sale at month-end
  • Inventory remained 26.2% above the 10-year seasonal average
  • The overall sales-to-active listings ratio was 12.3%
  • Metro Vancouver's composite benchmark price was $1,081,900, down 5.6% year-over-year and 0.6% from July
  • Detached benchmark: $1,799,400
  • Townhouse benchmark: $1,028,800
  • Apartment benchmark: $686,200

August sales were also 20.7% below the 10-year seasonal average, showing that buyers continue to move cautiously.

The Biggest Challenge for Vancouver Sellers: Standing Out

The important number for sellers isn't just price. It's 15,798 competing listings.

Although inventory has declined from earlier summer levels, the number of homes available remains well above historical seasonal norms. That means buyers can compare properties, neighbourhoods, finishes, strata fees, condition, and asking prices before committing.

A property that looks overpriced beside comparable homes can quickly be passed over.

That's why the first impression matters. Strong photography, thoughtful preparation, an accurate asking price, and a clear marketing strategy can help a property capture attention when it first reaches the market.

Detached Home Sellers Face More Price Sensitivity

Detached homes recorded a 9.6% sales-to-active listings ratio in August, compared with 15.1% for attached homes and 13.7% for apartments.

Historically, GVR notes that sustained ratios below 12% can create downward pressure on prices. Detached sellers therefore need to pay particularly close attention to recent comparable sales rather than relying on what similar homes were asking several months ago.

September Gives Sellers a New Window

September brings buyers back from summer schedules and creates a fresh fall selling window. But today's buyers have choices.

For sellers, this means the goal shouldn't necessarily be to test the highest possible price. The better question is:

What price and marketing strategy will make buyers choose this home over the competition?

That distinction can determine whether a listing generates early showings and offers or spends weeks accumulating market time.

What Vancouver Sellers Should Focus on This Fall

Before listing, review the most recent comparable sales, not only active listings. Prepare the home so its strongest features are immediately clear online. Make sure the pricing reflects today's market rather than last year's expectations, and have a plan for evaluating showing activity and buyer feedback during the first couple of weeks.

The market is still moving, but sellers need to earn buyer attention.
