Vancouver Real Estate Buyer Market Update – September 2026

For Vancouver home buyers, the middle of September is offering something that has been difficult to find in stronger markets: time, selection, and negotiating room.

The latest Greater Vancouver REALTORS® data shows that Metro Vancouver recorded 1,869 residential sales in August 2026, down 4.6% from August 2025 and 20.7% below the 10-year seasonal average. Meanwhile, 15,798 homes remained listed for sale, keeping inventory 26.2% above the 10-year seasonal average.
