Vancouver Real Estate Buyer Market Update – September 2026
For Vancouver home buyers, the middle of September is offering something that has been difficult to find in stronger markets: time, selection, and negotiating room.
The latest Greater Vancouver REALTORS® data shows that Metro Vancouver recorded 1,869 residential sales in August 2026, down 4.6% from August 2025 and 20.7% below the 10-year seasonal average. Meanwhile, 15,798 homes remained listed for sale, keeping inventory 26.2% above the 10-year seasonal average.
The Numbers Buyers Should Know
Here is the latest Metro Vancouver snapshot:
- 1,869 residential sales
- 15,798 active listings
- 4,100 new listings
- $1,081,900 composite benchmark price
- 5.6% benchmark price decline year over year
- 0.6% benchmark price decline from July
- 12.3% sales-to-active listings ratio
- 9.6% ratio for detached homes
- 13.7% for apartments
- 15.1% for townhomes
These numbers point to a market where buyers generally have more leverage than they did during periods of intense competition. GVR notes that sustained sales-to-active listings ratios below 12% have historically been associated with downward pressure on prices.
Prices Are Giving Buyers More Room
The benchmark price for all Metro Vancouver residential properties is now $1,081,900, down 5.6% compared with August 2025.
By property type, the benchmark prices are:
Detached: $1,799,400, down 7.2% year over year
Townhouse: $1,028,800, down 4.4% year over year
Apartment: $686,200, down 6.6% year over year
For buyers who have been waiting for prices to become more approachable, these declines combined with elevated inventory can create opportunities to revisit properties or neighbourhoods that previously felt out of reach.
Negotiation Matters More Than Ever
This market is not simply about finding the cheapest property. It is about using current conditions strategically.
With fewer sales relative to available inventory, buyers may have greater opportunity to negotiate on price, completion dates, included items and contract terms. Conditions for financing, inspections and document review can also be important protections when appropriate.
However, attractive and correctly priced homes can still generate competition. The advantage belongs to buyers who know their budget, understand comparable sales and are prepared to act when the right property appears.
Should Vancouver Buyers Keep Waiting?
Waiting for the absolute bottom of a market can be difficult because the turning point is usually clear only after conditions have already changed.
August inventory remained elevated, but active listings were actually down 2.7% compared with August 2025. This suggests buyers have considerable choice today, but that selection should not automatically be expected to keep increasing.
For buyers with stable finances, a mortgage pre-approval and a long-term plan, September 2026 may be worth exploring rather than simply watching from the sidelines.
